Sobha Q2 Sales Rise 16% to Rs 2,206 Crore

Sobha Limited has reported its July-September numbers. Total sales value came in at Rs 2,206.3 crore, up 16% from about Rs 1,903 crore a year earlier. The company sold 1.42 million sq ft in the quarter.
What drove it
Sobha pointed to steady buyer interest in established projects such as Sobha Neopolis and Sobha OneWorld. It also added 1.03 million sq ft of saleable area through two launches: Sobha Boulevard in Mysore and Sobha Bellevue in Calicut.
The context
Q2 is smaller than Q1. In April-June Sobha had reported a record Rs 3,656 crore, so Q2 is about 40% lower on a quarter-on-quarter basis (our calculation). That fits the usual pattern: across six large developers, Q2 pre-sales ran 28-29% below Q1 in each of the last two years, according to an independent analysis. Sobha's drop is a little steeper, but the year-on-year growth is the number most investors will focus on.
What to watch next
Godrej Properties, Lodha, Prestige and others report in the coming days, and brokerages expect launches to pick up into the festive season.
