Pune, NCR, Chennai, Kolkata: 4 Cities Where Sales Fell in Q3

New Delhi: Housing sales in India's top seven cities rose 3% to about 100,220 units in July-September 2026. But the headline hides a split. Three cities grew (Mumbai region, Bengaluru, Hyderabad) and four shrank, according to Anarock.
The four that slipped

Pune: about 15,690 units, down 6% from 16,620, though up 20% from Q2

Delhi-NCR: 13,765 units, down 1%, even as prices rose 12%

Kolkata: about 3,980 units, down 4%
What stands out
Pune is the interesting case. Sales fell year on year, but they bounced back strongly from a weak Q2. At the same time, Pune launched about 18,730 homes, roughly 3,000 more than it sold in the quarter and 47% more than in Q2. Chennai also launched about 5,840 homes, more than it sold.
PropEquity's separate data showed Pune and Chennai weaker still, which supports the picture of slower demand in those two markets.
Why it matters
Averages can mislead. A buyer in Pune or Chennai is in a different market from one in Mumbai or Bengaluru, and a developer's launch plan should reflect that.
