Hyderabad Launches Jump 120% While Sales Rise 15% in Q3

Hyderabad posted the strongest annual sales growth among India's big housing markets in Q3 2026, but its launches grew even faster. Anarock data shows sales rose 15% to about 12,970 units (from 11,305), while new launches jumped 120% to about 18,950 units (from 8,630).

What the gap tells you

In that single quarter Hyderabad launched about 46% more homes than it sold (our calculation). Sales also rose 15% from the previous quarter, and launches 12%, so momentum is building on both sides.

Is it a problem?

Not necessarily. Developers launch ahead of demand, and a good launch can sell out within weeks. But if launches keep running well above sales, unsold stock builds up. Hyderabad is worth watching for that reason over the next few quarters.

Different trackers, different numbers

PropEquity, which covers nine cities, also showed Hyderabad doing well in Q3, but its figures were different from Anarock's, because the two firms track different cities and methods. Compare trends, not exact totals.

For buyers

More launches usually means more choice and more room to negotiate. For investors, check how much of the new supply is in your micro-market.
