Oberoi Realty is one of the developers still due to report July-September numbers, and one project could dominate the figures: Three Sixty North, its first luxury development outside the Mumbai region.

Oberoi launched the first phase on June 29, 2026 on Golf Course Extension Road, Sector 58, Gurugram. In a regulatory filing on July 5, it reported gross bookings of about Rs 8,109 crore for roughly 2.31 million sq ft of saleable area (13.52 lakh sq ft of RERA carpet area). The project spans about 14.8 acres, with reported prices starting around Rs 18-19 crore and a basic selling price of Rs 35,000 per sq ft. The company has put total investment at Rs 6,000 crore and revenue potential at Rs 16,000 crore.

 

Why Q2 may be the quarter to watch

An independent analysis of the sector notes that Oberoi's management said these bookings fell outside Q1, which implies they would show up in the July-September quarter. If so, Oberoi's Q2 pre-sales could be far larger than a typical quarter.
