Bengaluru: Bengaluru was one of the bright spots in India's housing market this quarter. Anarock data shows the city sold about 16,670 homes in July-September 2026, up 12% from 14,835 a year ago and up 9% from the previous quarter.

How to read it

Strong sales with a cooling launch pace is a healthy mix for a market. Launches only slightly higher than sales (17,720 against 16,670) suggests Bengaluru is not building far ahead of demand, unlike Hyderabad where launches ran well above sales.

The affordability angle

Rising prices and demand have a flip side. A viral Reddit post this week claimed that an old 1BHK in parts of east Bengaluru is being asked Rs 22,000-24,000 a month plus a Rs 1.5 lakh deposit. That is one unverified account, not a market average, but it shows how housing costs are felt on the ground.

What to watch

Festive-season launches and the RBI decision on October 7. Higher rates could test buyers, particularly in the mid-income segments.
