UP RERA Clears 15 New Projects Worth ₹4,826 Crore Across Uttar Pradesh Noida and Lucknow Lead the List

LUCKNOW | July 25, 2026: Uttar Pradesh's real estate sector is set for another round of expansion after the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) approved 15 new residential, commercial and mixed-use projects across eight districts. The approvals are expected to bring investments of ₹4,826.31 crore and add 5,303 residential and commercial units, reflecting continued development activity in some of the state's fastest-growing property markets.
The projects received clearance during the 206th meeting of UP RERA, chaired by Chairman Sanjay Bhoosreddy, as part of the authority's ongoing efforts to encourage transparent and regulated real estate development.
Noida Emerges as the Biggest Investment Hub
Among all districts, Gautam Buddh Nagar accounted for the highest share of investment.
UP RERA approved three projects in the district, including one residential, one commercial and one mixed-use development. Together, these projects represent an estimated investment of ₹3,275.70 crore and are expected to create 2,565 residential and commercial units, making Noida the largest beneficiary of the latest approvals.
The figures further reinforce the district's position as one of Uttar Pradesh's most active real estate destinations, driven by infrastructure growth and sustained demand from both homebuyers and businesses.
Lucknow Receives Four New Residential Projects
Lucknow secured the highest number of project approvals, with four residential developments receiving the regulator's nod.
The projects, carrying a combined investment of ₹562.96 crore, are expected to add 1,276 housing units, including apartments, villas and plotted developments. The approvals are likely to expand the city's residential inventory as demand for organised housing continues to grow.
Projects Approved Across Six Other Districts
Besides Noida and Lucknow, UP RERA also approved projects in several other districts.
Ghaziabad received approval for three projects, including two residential and one commercial development, with a combined investment of ₹557.40 crore and 636 units.
Other approved projects include:
- Varanasi: One residential project worth ₹275.84 crore with 236 units.
- Prayagraj: One residential project worth ₹71.51 crore with 180 units.
- Baghpat: One residential project worth ₹38.69 crore comprising 206 units.
- Bulandshahr: One residential project worth ₹25.58 crore with 174 units.
- Aligarh: One residential project valued at ₹18.63 crore, adding 30 housing units.
The approvals reflect continued investment across both major urban centres and emerging real estate markets in the state.
Fresh Investment Expected to Support Construction Activity
According to UP RERA, the newly approved developments are expected to generate economic activity beyond the housing sector. Large-scale residential and commercial projects typically create demand for construction materials, engineering services, transport, logistics and other allied industries while generating employment during different phases of development.
The authority has maintained that timely approvals, coupled with regulatory oversight, help create a more transparent and accountable environment for developers as well as homebuyers.
