Telangana Approves Special High-Rise Relaxation for Jubilee Hills Commercial Project

HYDERABAD | July 28, 2026: The Telangana government has approved special planning relaxations for a commercial high-rise project in Hyderabad's Jubilee Hills, allowing additional building height and selected exemptions from standard development norms. The decision is expected to facilitate the proposed commercial development while supporting planned road infrastructure in one of the city's prime real estate locations.
The approval comes after the government reviewed the developer's representation, municipal reports, master plan provisions and road widening proposals before granting the special permissions.
Government Clears Additional Height for Commercial Development
As part of the approval, the government has allowed the proposed commercial building to be constructed up to 30 metres in height, along with permission for additional floors through Transferable Development Rights (TDR) under applicable planning provisions.
The order also permits certain building design relaxations, including an environmental deck floor, covered balcony projections and permissible setback concessions in accordance with existing building regulations.
Officials have clarified that these approvals have been granted as a special case after examining the project's planning requirements.
Land to Be Surrendered for Road Widening
One of the key conditions attached to the approval requires the project applicants to surrender the land affected by the proposed road widening without any compensation.
The commercial site is located along Road No. 10, which has already been designated as a commercial corridor and is included in the city's future road expansion plans.
Authorities believe integrating private development with planned infrastructure improvements can support better traffic management in rapidly growing commercial zones.
