BENGALURU | July 28, 2026: Constructing a home or commercial building in Bengaluru could now involve a revised approval cost after the Greater Bengaluru Authority (GBA) notified a new fee structure for building plan approvals under the Greater Bengaluru Authority Act. The revised framework replaces the earlier fee system followed under the BBMP Act and will apply to approvals, revised building plans and plinth certificates.

The notification is expected to impact homeowners, developers and commercial property owners planning new construction projects across Bengaluru.


Building Approval Fees Now Linked to Property Value

Under the new framework, approval charges will be calculated based on two key factors—the government's guidance value of the land and the total built-up area of the proposed building.

The authority has also specified that the guidance value used for fee calculation will not be lower than ₹50,000 per square metre, creating a standard benchmark for determining approval charges.

The revised system is intended to bring greater consistency and transparency to the building approval process.


Different Charges for Residential and Commercial Projects

The notification introduces separate fee structures depending on the type of development.

Residential buildings and commercial projects will attract different inspection charges, while separate rates have also been prescribed for environmental impact and basic amenities fees applicable during the five-year licence period.

The authority has additionally notified revised charges for issuing plinth certificates, an important stage in the construction approval process.
