KANPUR | July 28, 2026: Buying a plot, house, flat or commercial property in Kanpur could become more expensive from September 2026, as the district administration is preparing to introduce revised circle rates across the city. The new rates, which determine the minimum value for property registration, are expected to affect stamp duty, registration charges and overall property transaction costs.

Officials are expected to finalise the proposals this week before inviting public objections and issuing the final notification.


New Circle Rate Proposals Ready for Submission

All Sub-Registrars have been asked to submit their revised circle rate proposals, which will form the basis for the district administration's final valuation list.

The revised rates were initially expected to come into effect in August. However, the implementation has been pushed back after officials required additional time to prepare and standardise the property valuation data for different localities.

Once the proposals are published, objections from the public and stakeholders will be reviewed before the final rates are approved by the District Magistrate.


Property Values May Rise in Selected Areas

According to officials, some residential and commercial localities could witness a 10% to 12% increase in circle rates, depending on market conditions and recent property transactions.

The final revision may vary across different neighbourhoods, with authorities continuing to assess whether the proposed rates accurately reflect prevailing property values.
