Fresh Funding Flows Into Chennai and Bengaluru Housing Projects as Strata Invests ₹96 Crore

NEW DELHI | July 27, 2026: Residential real estate projects in Chennai and Bengaluru have received a fresh capital boost after investment platform Strata committed ₹96 crore through structured credit across three RERA-approved developments.
The investment reflects the growing role of alternative funding in India's housing sector, where developers are increasingly turning to structured finance to support construction, improve cash flow and maintain project execution schedules.
Chennai Projects Receive the Larger Share
Of the total investment, ₹66 crore has been allocated to two residential developments located along Chennai's Old Mahabalipuram Road (OMR), one of the city's key residential and IT corridors.
The funding will support the development of an apartment project in Semmancherry and a villa community in Navalur, both areas that continue to attract homebuyers because of their proximity to technology parks, employment hubs and expanding infrastructure.
Investment Also Supports North Bengaluru Development
The remaining ₹30 crore has been deployed in a plotted residential project near Devanahalli, a location that has witnessed rising real estate activity due to its connectivity with Kempegowda International Airport and several planned infrastructure projects.
The development covers approximately 10.5 acres, with residential plots designed for individual home construction.
Structured Credit Gains Ground in Real Estate
Unlike traditional bank lending, structured credit allows developers to raise project-specific capital with repayment terms linked to the agreed investment structure.
