Smartworks Adds ₹235 Crore in New Rental Revenue as Existing Clients Expand Offices

NEW DELHI, August 24, 2026: Smartworks Coworking Spaces has added around ₹235 crore in incremental contracted rental revenue after existing enterprise clients expanded their office requirements across multiple Indian cities.

The additional revenue comes from leasing contracts with tenures of up to 60 months and adds to Smartworks' contracted rental revenue base of around ₹5,400 crore as of June 30, 2026.

Existing Clients Drive Smartworks’ Expansion

The new contracts have been secured through expansion mandates from existing enterprise customers, indicating continued demand for managed and flexible office spaces.

The clients include a global engineering and technology services company that is a subsidiary of a Fortune India 500 company, the Indian IT services arm of a Forbes 2000 company and a Fortune 500 global infrastructure consulting firm.

FY27 and FY28 Pipeline Already Secured

Smartworks said it has secured its expansion pipeline for FY27 and FY28, along with part of its pipeline for FY29.

This provides the company with visibility over future contracted rental income and indicates that enterprise demand for flexible office infrastructure remains strong.

Enterprise Clients Remain the Core Business

Around 92% of Smartworks' revenue comes from enterprise clients, highlighting the importance of large corporate occupiers to its business model.

The company also said approximately 35% of its revenue comes from multi-city clients, showing that businesses with office requirements across multiple locations are an important growth driver.

What This Means for India's Office Market

The expansion by existing corporate clients points to continued demand for professionally managed office spaces as companies expand their operations across cities.

For Grihik readers tracking India's commercial real estate market, the development is significant because sustained enterprise leasing demand can support occupancy, office development and investment opportunities in major business hubs.

Grihik Angle

Smartworks' latest contracts show that office real estate demand is not only being driven by new companies entering the market. Existing enterprises are also expanding their footprint, creating additional demand for flexible and managed workspaces.

With a large portion of future revenue already contracted, the trend could remain an important indicator for India's commercial real estate market.
