Signatureglobal Buys 194 Acres in Gurugram West for Villas

New Delhi: Signature Global (India) told the stock exchanges on September 25 that it has secured 194.22 acres in Farrukhnagar, in Gurugram West, to build what it calls an ultra-luxury farmhouse villa destination.
The deal in numbers
-
Direct purchase: 25 acres through conveyance deeds. The company did not disclose the cost, but reports put it at about Rs 150 crore
-
Collaboration: 169.22 acres under collaboration agreements with a landowner
-
Developable area: about 6.77 million sq ft
-
Revenue potential (GDV): Rs 5,500 to Rs 6,000 crore
Dividing the revenue estimate by the developable area gives roughly Rs 8,100 to Rs 8,900 per sq ft (our estimate).
What kind of project
Chairman Pradeep Aggarwal said the vision is a private, low-density destination for a select few, with villas on large plots, plenty of green space and curated experiences. Reports describe it as invitation-only, with sports, hospitality and leisure facilities and frontage on Farrukhnagar-Wazirpur Road. There will be no towers.
Why it matters
It is the developer's first step into Farrukhnagar and marks a move up the price ladder for a company that started in affordable housing. The company has delivered 19.2 million sq ft so far.
What to keep in mind
GDV is a projection, not sales. The filing does not give the terms of the collaboration, such as how revenue will be shared. A project of this size also needs approvals before launch, so timelines can shift.
