Pune Launches Jump 643% in Q3: NoBroker Report

Residential launches across six major metros rose 32% year on year to 69,718 units in July-September 2026, according to NoBroker's India Residential Real Estate Q3 2026 report. Housing demand grew 7% year on year, up from just 3% in Q2 and the strongest growth this year.

The biggest swings

  • Pune: launches jumped 643%, from 2,180 units to 16,192 units across 237 projects

  • Mumbai Metropolitan Region: 20,762 launches, the highest of the six markets and up 198% from 6,967 units

Read the base effect

The report notes that MMR's number mostly reflects a weak base in Q3 2025 and projects registered ahead of the festive season. MMR's latest figure is broadly back to Q3 2024's level of 20,937 units. Pune's jump has a similar story: developers held back supply in 2025 and brought projects to market ahead of Navratri and Diwali.

What drove demand

NoBroker attributes part of the 7% demand growth to lower home-loan rates over the past year and changes in income-tax slabs that improved buyers' purchasing power.

What lies ahead

NoBroker expects Pune and MMR to remain the busiest for new supply, while Bengaluru is likely to stay supply-constrained. The festive quarter will test whether buyers absorb all this new stock.
