Supertech Homebuyers Say Work Remains Slow Despite NBCC Taking Charge
NOIDA | July 24, 2026: Homebuyers in several stalled Supertech housing projects have expressed concern over the pace of construction, saying visible progress on the ground remains limited even after the National Buildings Construction Corporation (NBCC) was entrusted with completing the unfinished developments.
The concerns come months after judicial approvals cleared the way for NBCC to take over multiple delayed residential projects across North India.
Residents Say Construction Activity Is Yet to Pick Up
Residents of Supertech Capetown in Noida said the township is largely occupied but several parts of the project remain unfinished.
According to the residents' association:
- The project comprises 39 residential towers.
- More than 4,400 apartments have already been handed over.
- Around 500 homes are still awaiting completion and possession.
Residents also claim that essential infrastructure such as firefighting systems, sewage treatment facilities and parts of the electrical network are yet to be fully completed.
They have urged authorities and the implementing agency to accelerate work so that pending homebuyers can finally receive possession.
How NBCC Entered the Picture
Supertech's financial troubles began after prolonged delays in completing multiple residential and commercial projects launched across Noida, Greater Noida, the Yamuna Expressway region, Gurugram and other cities.
The company subsequently entered insolvency proceedings under the Insolvency and Bankruptcy Code (IBC) after a petition filed by a financial creditor.
To facilitate completion of the stalled projects, the National Company Law Appellate Tribunal (NCLAT) approved NBCC as the implementing agency for 16 delayed Supertech projects in December 2024.
The Supreme Court later upheld that decision in February 2026, allowing NBCC to proceed with project completion.
Around 50,000 Homes Covered Under the Plan
The approved completion plan covers projects located across:
- Noida
- Greater Noida
- Gurugram
- Meerut
- Uttarakhand
- Bengaluru
Together, these developments include around 50,000 residential units, many of which are at different stages of construction and possession.
The objective of appointing NBCC was to revive stalled developments and protect the interests of thousands of homebuyers waiting for their homes.
Legal Proceedings Continue
While NBCC has been authorised to execute the projects, legal proceedings connected to the insolvency process continue.
The matter remains under judicial consideration on certain related issues, with further hearings scheduled before the courts.
However, the Supreme Court has previously directed that ongoing legal proceedings should not unnecessarily obstruct NBCC's work on completing the projects.
What This Means for Homebuyers
The appointment of NBCC provided hope to thousands of buyers whose homes had remained incomplete for years.
However, residents now say that the pace of execution on the ground will be the real test of the revival plan.
For buyers awaiting possession, timely construction progress remains more important than legal milestones alone.
