MUMBAI | July 27, 2026: India's residential real estate market continues to show resilience, and one of the country's largest listed developers believes the momentum is far from over. Lodha Developers has set an ambitious target of earning ₹4,100 crore in profit during FY27, signalling confidence that demand for quality housing will remain strong despite rising property prices in several cities.

The company's outlook comes at a time when branded developers are steadily increasing their presence across major urban markets, supported by healthy buyer demand and faster project execution.


Strong Start Gives Company Confidence

Lodha Developers reported a robust performance in the April-June quarter, with net profit rising to ₹1,373.1 crore, more than double the profit recorded during the corresponding period last year.

The company said this performance has already helped it achieve nearly one-third of its full-year profit target within the first quarter, providing a strong foundation for the rest of the financial year.

Higher earnings were also supported by improved profitability margins and growth in overall revenue.


Premium Housing Continues to Drive Demand

The developer believes demand for organised and branded residential projects remains healthy, particularly in large metropolitan markets where buyers continue to prefer developers with a proven execution record.

Industry experts note that after the pandemic, homebuyers have become more cautious while selecting projects, resulting in greater preference for established developers with a history of timely delivery.

This trend has helped leading real estate companies strengthen their position even as competition remains intense.

 


Expansion Beyond Existing Markets

While Mumbai Metropolitan Region, Pune and Bengaluru remain its core markets, Lodha Developers is preparing to expand into the Delhi-NCR region with its first residential project.

The planned entry reflects the growing interest of large developers in expanding beyond traditional markets as housing demand remains steady across several major cities.

Real estate analysts believe such expansion could further intensify competition among branded developers in the country's largest residential markets.

The company also reported year-on-year growth in residential sales bookings during the first quarter, indicating that customer demand has continued despite higher property values in many locations.
