Gurugram Global City Awaits Stronger Demand as Haryana Plans a New Growth Hub in Faridabad
Gurugram, Haryana | September 4, 2026: Haryana’s ambitious Global City project along the Dwarka Expressway is nearing completion of its first phase, but the township is still waiting for the level of developer and buyer interest originally expected by the state government. At the same time, Haryana is preparing to give Greater Faridabad a similar infrastructure-led development push, raising the prospect of a new major real estate hub in the National Capital Region.
Gurugram Global City Nears First Phase Completion
The Global City project spans around 1,000–1,002 acres across Sectors 36, 36B, 37, 37A and 37B. Developed by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC), the project was first proposed in 2017 as a planned “city within a city”.
The project was relaunched more actively in 2023, with major land auctions taking place later that year after prolonged delays, including litigation related to land.
Its first phase covers around 587 acres and involves an estimated investment of about ₹940 crore. Around 80% of the physical work was reportedly complete during recent reviews, with completion targeted by the end of 2026.
Infrastructure Is Being Built to Support a New Business District
The planned township is designed to combine commercial, residential and retail development with dedicated infrastructure.
The project is expected to include Grade-A office space, financial and fintech hubs, residential areas, retail facilities, a water treatment plant and a green lake. Connectivity to the Dwarka Expressway and other major roads is also central to the development plan.
The state government has additionally asked officials to prepare a plan for a proposed world-class iconic tower, which could become a prominent landmark within the development.
Developers Raise Connectivity Concerns
Despite the infrastructure progress, attracting large-scale developer participation remains a challenge.
Chief Minister Nayab Singh Saini recently held discussions with prominent developers, including DLF, Macrotech, Adani and L&T Realty, to seek feedback on the project.
Developers reportedly pointed to traffic congestion on the Delhi-Gurugram Expressway as one factor affecting the project's attractiveness. This remains relevant even though the Global City site benefits from connectivity to both the Dwarka Expressway and Southern Peripheral Road.
For future buyers, the issue is significant because infrastructure quality and travel time can directly influence residential demand, rental potential and commercial absorption.
Greater Faridabad Gets a Fresh Infrastructure Push
While Gurugram’s Global City is still working toward stronger market absorption, Haryana is looking to replicate the broader planned-development concept in Greater Faridabad, popularly known as Neharpar.
The area has been identified as an important growth zone under Haryana’s 2026 budget. The government is positioning Greater Faridabad for modern infrastructure and planned urban expansion as its population and economic activity increase.
Urban Local Bodies Minister and Faridabad MLA Vipul Goel has said the government wants to accelerate development and bring Faridabad closer to the level of Gurugram.
Faridabad Could Gain From Improved Regional Connectivity
Connectivity is expected to remain a major part of the Greater Faridabad development strategy.
The focus on roads and regional infrastructure could strengthen the area's appeal for residential projects, commercial activity and supporting services. Greater Faridabad already has a substantial residential pipeline, making infrastructure investment particularly important for the next stage of its growth.
However, authorities have not yet disclosed a confirmed land parcel, acreage, project timeline or detailed development plan for a separate Global City-style township in Faridabad.
