Riverside County, California, USA | September 21, 2026: A new 120-lot single-family housing project in South Riverside County has cleared a major development milestone, potentially bringing more new-home inventory to one of Southern California's active residential growth corridors.

Capstone Advisors has secured the required governmental and agency entitlements for Tangerine, a planned 27-acre community in the broader Winchester and Menifee housing market. The approvals allow the developer to move into final construction drawings and other predevelopment work before a planned sale of the project to homebuilders.


120 New Single-Family Lots Approved

Tangerine is planned as a 120-lot detached single-family residential community.

The project is positioned within the Winchester–Menifee market, where continued residential construction is expanding the region's housing base.

Capstone Advisors said the project has now received the necessary governmental and agency approvals, moving it beyond the entitlement stage and closer to construction readiness.

The company acquired the 27-acre property in 2022.


Why the Location Matters for Housing Demand

The development sits near the six-lane Domenigoni Parkway corridor, providing connections to several major Southern California communities and transportation routes.

Capstone Advisors also worked with Riverside County Flood Control on the design and permitting of the first phase of the long-awaited Line A Flood Control Channel.
