Prestige Reports Q2 Results Today: Pre-Sales Rs 7,225 Crore Sets the Bar

Prestige Estates Projects' board meets today, Thursday, November 5, to approve its unaudited standalone and consolidated results for the quarter and half-year ended September 30. The investor call is on November 6, and the trading window stays closed until November 7.
What do we already know?
Prestige's October 13 operational update showed:
-
Q2 pre-sales: Rs 7,225 crore, up 20% year on year, from 5.84 million sq ft and 3,910 units
-
First-half pre-sales: Rs 13,804 crore
-
Collections: Rs 5,294 crore in Q2 and Rs 10,096 crore for H1
-
Launches: Rs 4,020 crore of GDV in Q2, with about Rs 40,000 crore lined up for the second half
What is the base to beat?
In Q2 FY26, Prestige's consolidated net profit was Rs 457.4 crore, nearly double the Rs 234.6 crore of a year earlier, on total income of Rs 2,697.8 crore. That makes it a demanding comparison.
What should investors watch?
-
Profit versus sales: accounting profit follows construction progress, not bookings. Other developers have shown strong sales with weak profit, such as Godrej (profit down 62%) and Sobha (down 55%)
-
Margins and debt: how much of the strong collections reached the balance sheet
-
Commentary: the call is an opportunity for management to say how the RBI's rate hike and festive demand are playing out, and whether the second-half launch pipeline will go ahead as planned
-
Hospitality: it has secured Rs 3,000 crore of investment, which was in the October update
What does the market say?
Shares rose about 2% after the Q2 update, and Morgan Stanley noted that sales and collections beat its estimates. Brokerage views are one opinion, not advice.
