Birla Estates Bets ₹1,650 Crore on Hinjewadi as Pune’s IT Corridor Drives Housing Demand

Pune | October 23, 2026: Birla Estates is expanding its presence in Pune with a new premium residential and retail development in Hinjewadi that has an estimated revenue potential of ₹1,650 crore. The project will be developed through a Joint Development Agreement (JDA) across a 5.62-acre land parcel and is planned to offer around 1.25 million sq. ft. of saleable area.

For homebuyers, the project is significant because it places a sizeable new residential supply directly within one of Pune’s biggest employment-led housing markets. Hinjewadi’s large technology workforce and improving connectivity continue to support demand for homes close to workplaces.

₹1,650 Crore Project Adds New Premium Housing Supply

The development will combine premium residential homes with a retail component. With 1.25 million sq. ft. of saleable area planned, the project is positioned as a large-scale addition to Hinjewadi’s residential pipeline.

The project is being undertaken by Birla Estates Private Limited, a wholly owned subsidiary of Aditya Birla Real Estate Limited, under a JDA structure.

For buyers, the JDA model also highlights how developers are increasingly using strategic land partnerships to enter high-demand urban locations without relying solely on outright land acquisitions.

Why Hinjewadi Continues to Attract Residential Developers

Hinjewadi has evolved from an IT employment destination into a major residential market. The presence of Rajiv Gandhi Infotech Park and technology companies such as Infosys, Wipro and Tata Technologies creates a substantial employment base around the area.

That employment concentration remains an important demand driver for residential projects, particularly among professionals looking to reduce commuting time.

Connectivity Could Strengthen the Location Further

The project is positioned near major road corridors including the Mumbai-Pune Expressway and Mumbai-Bengaluru Highway.

The upcoming Hinjewadi-Shivajinagar Metro is also expected to improve public transport connectivity between the IT corridor and central Pune.

The project site is reported to be around 500 metres from a Metro station, while Grand Highstreet Mall is approximately 200 metres away. Schools, colleges and healthcare facilities in the surrounding area add to the location's residential appeal.

What the Project Means for Pune Homebuyers

The launch gives buyers another premium housing option in a market where proximity to employment hubs remains a major consideration.

However, buyers should look beyond the developer's brand and projected revenue potential. Before booking, they should check the project's RERA registration, possession timeline, carpet-area pricing, maintenance charges, payment schedule and actual connectivity to their workplace.

For investors, the key factor will be whether future infrastructure improvements translate into stronger rental demand and capital appreciation rather than simply higher asking prices.

Sustainability Gets a Formal Push

Birla Estates has planned the project with a target of achieving IGBC Gold certification at the concept-design stage.

The sustainability focus could become relevant for buyers as energy efficiency, water management and long-term operating costs increasingly influence residential purchasing decisions.

Birla Estates Expands Its Pune Footprint

The Hinjewadi project adds to Birla Estates' existing Pune portfolio, which includes Birla Punya in Central Pune and Birla Evam in Manjari.

The company said Pune remains an important growth market, with Hinjewadi standing out because of its strong professional workforce and established IT ecosystem.

What Happens Next

The next important milestones for buyers will be the project's RERA registration, detailed configuration and pricing, launch schedule and construction timeline.

With a ₹1,650 crore revenue opportunity and 1.25 million sq. ft. of planned saleable area, the project could add meaningful premium housing supply to Hinjewadi. Its long-term success, however, will depend on execution, infrastructure delivery and whether housing demand continues to keep pace with new supply.
