Sonu Sood Leases Mumbai Commercial Property for Five Years at ₹3.52 Crore

Mumbai | October 23, 2026:  Actor Sonu Sood has entered into a five-year lease for a commercial property in Mumbai’s Versova area, with the total rent payable over the lease period estimated at around ₹3.52 crore.

The transaction, registered in October 2026, covers a commercial unit in Aram Nagar, Versova, Andheri West. The lease structure shows a steady increase in monthly rent each year, highlighting the premium businesses and commercial property occupiers are willing to pay for established Mumbai locations.

Rent Starts at ₹5 Lakh and Rises Every Year

The monthly rent has been fixed at ₹5 lakh during the first year of the lease. It will rise to ₹5.40 lakh in the second year, ₹5.83 lakh in the third year, ₹6.30 lakh in the fourth year and ₹6.80 lakh in the fifth year.

The annual escalation works out to roughly 8%, taking the estimated rental payout across the five-year term to about ₹3.52 crore.

Why the Lease Structure Matters for Commercial Property Owners

For property owners, the deal is notable because the lease does not keep the rent flat throughout the contract. Instead, the scheduled annual increases provide greater rental income over time while giving the occupier a defined cost structure.

Such escalation clauses are commonly important in longer commercial leases, particularly in locations where demand for well-positioned commercial space remains strong.

Versova Location Adds to the Property's Appeal

The leased property is situated in Aram Nagar, Versova, in Mumbai's Andheri West area. The location has a strong residential and commercial presence and benefits from its connectivity within the western suburbs.

For commercial property investors, transactions in established Mumbai neighbourhoods can offer a combination of rental income and long-term location value, although actual returns depend on factors such as property price, vacancy risk, maintenance costs and lease terms.

₹32 Lakh Security Deposit Included in Deal

The transaction also involved a security deposit of ₹32 lakh. According to the registration details, stamp duty of ₹93,000 and registration charges of ₹1,000 were paid for the lease.

The combination of a sizeable security deposit and a predefined rental escalation provides a clear framework for both the property owner and the tenant throughout the five-year agreement.

What This Means for Mumbai Commercial Real Estate

The transaction offers another example of how commercial properties in established Mumbai locations are being structured through multi-year leases with predetermined rental increases.

For investors evaluating commercial property, the headline rent alone may not tell the full story. Lease duration, escalation clauses, security deposit, tenant profile, location and the property's future rental potential can have a significant impact on the overall investment equation.

What Property Investors Should Check

Anyone considering a commercial property for rental income should look beyond the monthly rent and calculate the complete five-year cash flow.

Key points to examine include:

  • Annual rent escalation

  • Lease lock-in period

  • Security deposit

  • Vacancy and tenant replacement risk

  • Maintenance and other property expenses

  • Registration and transaction costs

  • Rental yield compared with the property's purchase price

For Mumbai commercial property owners, a structured long-term lease can provide greater visibility on future rental income, while investors need to assess whether the agreed rent adequately reflects the property's location and market value.
