Godrej Properties Posts ₹16,659 Crore H1 Bookings as Housing Demand Stays Strong

Mumbai | October 23, 2026: Godrej Properties has recorded its strongest-ever first-half booking performance, with sales reaching ₹16,659 crore in H1 FY27. The developer's Q2 performance also points to continued demand for residential projects across major Indian property markets, even as reported profit declined sharply during the quarter.
The company booked ₹8,008 crore worth of homes during the July-September quarter, selling 3,658 units covering 6.2 million sq. ft. This takes the company beyond ₹7,000 crore in bookings for the seventh consecutive quarter.
H1 Bookings Cross ₹16,600 Crore
Godrej Properties' booking value in the first six months of FY27 increased 7% year-on-year to ₹16,659 crore. The sales came from 7,396 units with a combined area of 12.3 million sq. ft.
The company said this is its highest-ever booking value for the first half of a financial year. The performance was supported by a geographically diversified portfolio across the NCR, Mumbai Metropolitan Region, Bengaluru, Pune and Hyderabad.
During Q2, NCR contributed ₹1,926 crore to bookings, followed by MMR at ₹1,899 crore and Bengaluru at ₹1,564 crore. Pune contributed ₹976 crore, Hyderabad ₹782 crore and other markets ₹861 crore.
New Project Launches Drive Sales
Several newly launched projects made significant contributions during the quarter.
Godrej Crown Residences in Noida generated bookings worth ₹1,036 crore, while Godrej Regent Park in Bengaluru contributed ₹463 crore. Godrej Florenne in Bengaluru added ₹142 crore.
The company's plotted developments also saw strong demand, with Rivershore Estate in Nagpur generating ₹310 crore and Greenvale Estate in Raipur contributing ₹276 crore.
Godrej Brooklyn Avenue in Hyderabad, launched toward the end of Q1, added another ₹727 crore to the quarter's bookings.
Sustenance Sales Reach a New High
An important part of the quarter's performance came from existing projects rather than only new launches.
Sustenance sales, which represent sales from projects already launched, rose 83% year-on-year and 43% sequentially to ₹5,054 crore in Q2. For H1 FY27, sustenance sales increased 55%.
Three projects each generated more than ₹500 crore of sustenance sales during the quarter — Godrej Trilogy in MMR, Godrej Vanantara in Bengaluru and Godrej Samaris in Gurugram.
For property investors, the trend is significant because sustained demand from existing developments can indicate that sales momentum is not dependent entirely on fresh project launches.
Collections Rise 31% as Cash Flow Improves
Customer collections increased 31% year-on-year to ₹5,318 crore in Q2. For the first half, collections stood at ₹9,666 crore, up 25% from the corresponding period last year.
The company's operating cash flow also improved substantially, reaching ₹1,584 crore in Q2, a 33% year-on-year increase and a 297% rise compared with the previous quarter.
Operating cash flow for H1 FY27 stood at ₹1,983 crore.
At the same time, construction and related expenditure increased 31% year-on-year in Q2 and 42% in H1, reflecting the company's higher execution activity across its project pipeline.
Profit Falls Despite Strong Housing Sales
The strong booking and collection numbers did not translate into higher reported profit during Q2.
Godrej Properties' consolidated total income increased 38% year-on-year to ₹2,575 crore. However, EBITDA fell 72% to ₹171 crore, while net profit declined 62% to ₹154 crore.
For H1 FY27, total income rose 13% to ₹3,912 crore, but EBITDA declined 53% to ₹717 crore and net profit fell 50% to ₹504 crore.
The difference between sales bookings and reported earnings is important for property-market watchers because real estate revenue recognition can depend heavily on project completion and accounting timelines.
What the Numbers Mean for Homebuyers and Investors
The company's latest performance indicates that demand for branded residential developments remains strong across several major markets.
For homebuyers, strong booking momentum can be a signal of market demand, but it should not be treated as a reason to rush into a purchase. Project location, pricing, construction progress, developer delivery record and the overall financial structure of a project remain more important when evaluating a specific property.
For investors, the bigger takeaway is the combination of high bookings, improving collections and a growing project pipeline. Godrej Properties added one project with an estimated saleable area of around 1.1 million sq. ft. and an expected booking value of ₹6,000 crore in Q2.
Across H1 FY27, four new projects were added with an estimated saleable area of around 9.1 million sq. ft. and expected booking value of ₹15,500 crore.
The company said these additions represent 78% of its full-year business development guidance.
What Happens Next for Godrej Properties
The developer expects its project launch pipeline to accelerate in the second half of FY27. Management has indicated a focus on collections and cash generation, targeting ₹15,000 crore of collections and ₹7,000 crore of operating cash flow in H2 FY27.
Godrej Properties also expects FY28 to be an important year as the impact of its recent growth becomes more visible in reported financial results under project-completion accounting.
For the residential market, the next few quarters will show whether the company's strong booking momentum can translate into higher project completions, cash generation and reported profitability.
