Bengaluru Prices Up 14.5% in Q3, NCR Demand Slips: NoBroker

Residential prices rose in every one of the six cities tracked by NoBroker in Q3 2026, led by Bengaluru, even as high prices dented demand in parts of Delhi-NCR.
Average price per sq ft, by city
-
Bengaluru: Rs 11,293, up 14.5% from Rs 9,863 a year ago (the biggest rise)
-
Chennai: Rs 10,841, up 10.2%
-
NCR: Rs 12,311, up 10.6%
-
MMR: Rs 15,672, up 8.9%
-
Pune: Rs 8,622, up 7.7%
The NCR problem
Housing demand in Noida fell 9% and in Gurgaon fell 8% in the quarter, even as NCR prices rose 10.6%. The report says high prices are limiting affordability and pushing developers towards relatively cheaper markets like Ghaziabad and Faridabad.
Why these numbers differ from Anarock's
Anarock reported NCR prices at about Rs 9,980 per sq ft and Bengaluru up 8%. NoBroker's figures are higher because the firms define their price samples and cities differently. The direction is the same, though: NCR is the most expensive pressure point, and Bengaluru is rising fast.
What to take from it
For buyers in NCR, the shift to the periphery is worth a look, though quality of infrastructure and delivery record matter more than a lower price per sq ft. For Bengaluru buyers, NoBroker expects the market to stay supply-constrained.
