Accenture Leases 5.84 Lakh Sq Ft Across Mindspace REIT Parks in Navi Mumbai

Navi Mumbai | October 21, 2026: Accenture is expanding its office footprint in Navi Mumbai with more than 5.84 lakh sq ft of office space leased across Mindspace Business Parks REIT’s Airoli properties. The transactions include fresh leasing, expansion and renewal agreements spread over a 10-year period, highlighting continued demand for large office spaces from global companies in established business hubs.

The latest deals will take Accenture’s total office footprint with Mindspace REIT in Navi Mumbai to nearly 1 million sq ft, further strengthening Airoli’s position as a major corporate and technology hub.

Accenture Takes Fresh Space and Renews Existing Offices

The total 5.84 lakh sq ft transaction comprises around 3.08 lakh sq ft of fresh leasing and expansion and approximately 2.76 lakh sq ft of renewed space.

The new and expanded space includes around 1.60 lakh sq ft at Mindspace Airoli West and 1.48 lakh sq ft at Mindspace Airoli East.

With the additional space at Airoli West, Accenture will occupy an entire eight-floor building. Its expanded presence at Airoli East will cover seven floors.

10-Year Leases Reflect Long-Term Office Demand

The lease agreements have a tenure of 10 years, with a monthly rent of ₹70 per sq ft and an annual escalation of 4.5%.

Based on the total leased area and assuming the same rental rate applies to both renewed and newly leased space, the estimated rental value over the full tenure could reach around ₹605 crore, including annual escalations. The estimate does not include common area maintenance charges, fit-out costs and other expenses.

The long lease period indicates Accenture's continued commitment to maintaining and expanding its operations from Navi Mumbai.

New Offices Could Accommodate Around 10,000 Employees

The fresh and expanded office space is expected to accommodate around 10,000 employees.

The facilities will support operations, technology functions, global capability centre activities and back-office operations. The expansion comes as Accenture continues to increase its office presence across major Indian markets.

The company has also taken around 3 lakh sq ft of office space in Thane's Hiranandani Estate under a 10-year lease.

Accenture's India Office Footprint Continues to Grow

Accenture's office portfolio in India was previously estimated at around 11.5 million sq ft. Following additional leasing of approximately 4 million sq ft in recent months, its overall footprint is now estimated at around 15 million sq ft.

The company has more than 350,000 employees in India, making the country one of its largest workforce and delivery locations globally.

Why Airoli Continues to Attract Global Companies

Airoli has developed into an established office destination for multinational companies and global capability centres, supported by its large talent pool, comparatively lower occupancy costs and proximity to residential areas.

Improving regional connectivity is also expected to strengthen the area's appeal. Infrastructure developments such as Atal Setu and Navi Mumbai International Airport are adding to the connectivity advantage of the wider Navi Mumbai region.

Mindspace Airoli East already houses companies including Wipro, IBM, Dow Chemicals, eClerx, IKS Health and Syntel, while Gigaplex in Airoli West has occupiers such as HDFC Bank, GEP, HERE Solutions, Axis Bank, Infosys, Table Space, UBS and Worley India.

What This Means for Navi Mumbai's Office Market

The Accenture transactions underline the growing demand for large office blocks in established suburban business districts.

For Navi Mumbai, the expansion is significant beyond the individual lease deals. Large occupiers committing to long-term office space can strengthen the area's corporate ecosystem, support employment and increase demand for surrounding residential, retail, hospitality and other commercial services.

The deal also indicates that multinational companies continue to consolidate and expand technology-led operations in established Indian office locations rather than relying only on traditional central business districts.
