Chelsea’s The Myles Nears Completion With Luxury Homes Priced Up to $19 Million

New York City | October 21, 2026: A new luxury condominium project is nearing completion in Manhattan’s Chelsea, adding another high-end residential address to one of New York’s established property markets. The Myles, a 13-storey development at 142 West 21st Street, will offer 22 residences, with prices ranging from approximately $2.995 million to $19 million.
The project is taking a differentiated approach to the luxury segment, with most of its homes designed as four- and five-bedroom residences. The emphasis on larger layouts comes as developers increasingly look beyond compact luxury apartments to attract affluent buyers seeking more space, privacy and lifestyle amenities.
The Myles brings larger homes to Chelsea
The development will comprise 22 residences averaging about 2,756 square feet. Eighteen of the homes are planned as four- and five-bedroom residences, giving the project a strong focus on family-sized luxury housing.
Several apartments will include private balconies or terraces, while select lower-floor residences will have private rear yards. The combination of larger floor plans and outdoor space is intended to distinguish the project from smaller-format condominium developments in the area.
$19 million penthouse leads the project’s pricing
The Myles will target the upper end of Manhattan’s residential market, with prices beginning at approximately $2.995 million.
At the top of the offering is a full-floor penthouse priced at around $19 million. The residence includes a private rooftop spa pool and terrace, placing it firmly in the ultra-luxury segment.
Across all 22 residences, the project has a projected sellout value of approximately $171.5 million.
Former parking site transformed into residential development
The project has taken shape on a site previously occupied by a two-storey commercial parking garage. Grid Group acquired the property in August 2021 for approximately $31 million before the existing structure was demolished.
Construction progressed over the following years, with the building reaching its 13-storey height in March 2025. The project has now moved into its final construction and finishing stages.
Historic district influenced the building’s design
The property is located within the historic Ladies’ Mile district, requiring the building’s design to take the surrounding architectural character into account.
The exterior combines brick, glazed terracotta and metal elements. BKSK Architects designed the building, with specialist teams involved in structural engineering, mechanical and electrical systems and facade development.
The approach allows the new tower to introduce contemporary luxury housing while maintaining a visual connection with the historic character of the neighbourhood.
Wellness and private amenities strengthen the luxury proposition
The project is competing for high-end buyers through both apartment specifications and shared amenities.
Residences feature fireplaces, European white oak flooring, custom millwork, offices, laundry rooms, butler’s pantries and private storage. The building will also provide a 24-hour attended lobby, fitness and wellness facilities, an infrared sauna, reformer Pilates studio and landscaped rooftop terrace.
For buyers at the premium end of the market, these facilities add another layer to the project's value proposition beyond location and apartment size.
What The Myles means for Chelsea’s property market
The development reflects the continued evolution of Manhattan’s luxury housing segment. Rather than relying solely on a prime location, projects such as The Myles are increasingly competing through larger residences, private outdoor areas, wellness facilities and highly customised interiors.
The strong presence of four- and five-bedroom homes also points to a specific opportunity within established urban neighbourhoods where affluent families may be looking for substantial homes without moving away from central Manhattan.
For property buyers, the project provides another indication of the premium attached to space and privacy in Chelsea’s luxury market. For developers, it highlights the potential of differentiated residential products in mature locations where land availability is limited.
Project moves towards completion
With major exterior work substantially advanced, The Myles is entering the final phase of development. Interior finishing and remaining construction work are expected to continue as the project moves towards completion.
Once delivered, the development will add 22 luxury residences to Chelsea, including a $19 million penthouse designed for the ultra-high-end buyer segment.
