Belagavi Cantonment Doubles FSI to 2, Opening New Scope for Redevelopment

Belagavi | October 21, 2026: Property owners in Belagavi Cantonment could get significantly more construction potential on their plots after the Ministry of Defence increased the Floor Space Index (FSI) from 1 to 2 under revised building regulations.
The revised rules, notified in the Gazette on October 12, also allow buildings of up to 16 metres in height. The changes are expected to support redevelopment of older properties and enable more efficient use of limited land within the Cantonment area.
FSI Increase Doubles Construction Potential
FSI determines how much total built-up area can be developed on a particular plot.
With the permissible FSI increasing from 1 to 2, property owners can potentially develop twice the built-up area permitted under the earlier limit, subject to other applicable building requirements.
The change could be particularly relevant for owners of older properties looking to redevelop their plots rather than continue with existing structures.
Buildings Can Now Reach 16 Metres
The revised regulations also raise the permitted building height to 16 metres.
This provides greater scope for vertical development in an area where land availability can limit expansion. For property owners and developers, the combination of higher FSI and increased height could make redevelopment projects more commercially viable.
Long-Pending Building Rule Changes Move Ahead
The FSI enhancement had earlier received approval from the Directorate General of Defence Estates before being forwarded to the Ministry of Defence.
With the revised regulations now notified in the Gazette, the long-pending changes have moved into the implementation process.
The revised provisions amend the existing Cantonment building bye-laws and are expected to influence future construction and redevelopment within Belagavi Cantonment limits.
Residents Will Get 30 Days to Raise Objections
The Belagavi Cantonment Board is expected to begin the statutory process by publishing the notification and inviting objections and suggestions from residents and other stakeholders.
Once the public notice is issued, people will have 30 days to submit their views on the revised regulations.
The consultation process will allow property owners and other affected stakeholders to review the changes and raise concerns before the rules move towards enforcement.
What the FSI Change Means for Property Owners
The higher FSI could increase the development potential of eligible plots, particularly for owners considering reconstruction or redevelopment.
For older buildings, the revised rules may create an opportunity to replace ageing structures with larger and taller developments, subject to planning and other regulatory approvals.
The impact will also depend on plot size, the applicable building requirements and how the revised rules are implemented by the Cantonment Board.
What Happens Next
The immediate focus will be on the public consultation process.
After the notification is published and the 30-day period for objections and suggestions is completed, the Belagavi Cantonment Board will take further steps towards implementing the revised building regulations.
For property owners in the Cantonment area, the change marks a significant shift in development potential, with FSI doubling from 1 to 2 and building height increasing to 16 metres.
