Dubai Home Sales Fall 47% in Q3 2026 by Value

Dubai recorded home sales worth Dh72.6 billion ($19.7 billion) in July-September 2026, down 47% from the same quarter last year, according to property consultants Cavendish Maxwell. The number of transactions fell 38% to about 34,000.

Key numbers

  • Off-plan share: 65% of total sales value and 72% of purchases

  • Nine-month totals: volumes down 23% to 112,580 and value down 27% to about Dh292 billion

  • Monthly pace: transaction counts averaged 12,644 per month between March and September, 26% below the 17,198 a month seen in January and February, based on Dubai Land Department data cited in the report

  • Prices: declines of about 5% to 15% between the end of 2025 and September 2026, according to industry reports cited by a ratings agency

Why the slowdown

The report points to regional uncertainty making buyers more cautious. It also notes the third-quarter figures reflect a lag in registrations clearing.

How this contrasts with early 2026

The Dubai Land Department reported record momentum in the first quarter, with transactions up 31% in value to AED 252 billion. The change since then shows how quickly sentiment can turn.

A note for Indian buyers

Many Indian and NRI buyers look at Dubai, and a cooler market can mean more negotiating room, especially in off-plan. But slower sales and price declines also raise resale and delivery risks. Verify the developer's track record and the project's registration, and consider tax and remittance rules with a professional.
