Max Estates Enters Ghaziabad With ₹3,000 Crore Indirapuram Project

Ghaziabad, Uttar Pradesh | September 24, 2026: Max Estates is expanding its NCR footprint into Ghaziabad with a proposed joint development project in Indirapuram that could generate a gross development value of ₹2,500–3,000 crore.
The company has signed a binding MoU for a proposed joint development agreement covering 9.76 acres, with development potential of approximately 1.5 million square feet. The capital-light structure will allow Max Estates to expand without directly acquiring the land, with the landowner expected to receive compensation through revenue sharing.
What Changed With the Ghaziabad Deal
Max Estates has entered into a binding memorandum of understanding with the landowner for a proposed JDA covering the 9.76-acre parcel in Indirapuram.
The project is expected to have:
- Land area: 9.76 acres
- Development potential: Around 1.5 million sq ft
- Estimated GDV: ₹2,500–3,000 crore
- Structure: Joint development agreement
- Landowner compensation: Revenue sharing
The transaction is subject to the proposed JDA and other applicable processes before development can move forward.
Why Indirapuram Matters for Max Estates
The project marks Max Estates' entry into Ghaziabad, extending its presence across the Delhi-NCR market beyond its existing focus on Delhi, Noida and Gurugram.
Indirapuram is already an established residential market, making the proposed project different from a greenfield development in an emerging peripheral location.
For the local property market, the entry of a major developer could add another large-scale residential or mixed-use development to an established NCR housing corridor.
₹2,500–3,000 Crore GDV From 9.76 Acres
The proposed development could generate up to ₹3,000 crore in GDV from approximately 1.5 million sq ft of development potential.
That translates to a development potential of roughly 153,700 sq ft per acre, although the eventual project configuration, saleable area and product mix will depend on approvals and final planning.
The GDV is an estimated development value and should not be treated as revenue or profit for Max Estates.
Capital-Light Model Reduces Land Acquisition Requirement
Unlike a conventional land acquisition, Max Estates plans to structure the Ghaziabad project through a joint development arrangement.
Under the proposed structure, the landowner would participate through a revenue-sharing arrangement rather than receiving a conventional upfront land purchase price.
For the developer, this model can reduce the amount of capital required to secure land while allowing expansion into a new micro-market.
Max Estates Is Expanding Across Multiple NCR Markets
The Ghaziabad announcement comes alongside another major land expansion planned by Max Estates in Delhi.
The company's board recently approved the acquisition of nine land-owning companies holding approximately 84.71 acres in Sector 3, Najafgarh.
That Delhi platform is estimated to have development potential of 4–6 million sq ft and a projected GDV of around ₹10,000–12,000 crore.
The transaction is valued at up to approximately ₹420.23 crore and is planned through a non-cash share swap.
What It Means for Ghaziabad Homebuyers and Property Owners
The proposed project could increase the supply of large-scale branded development in Indirapuram and add new residential inventory to the market.
For existing property owners, the project's eventual scale and infrastructure requirements will be important to watch. For buyers, the key factors will include the final product mix, launch pricing, connectivity, amenities and project approvals.
The project may also generate additional demand for supporting retail and services if the full development potential is realised.
What Happens Next
Max Estates will need to move from the binding MoU to the proposed joint development agreement and complete the necessary development and regulatory processes.
The next major milestones for property watchers will be the final JDA, project approvals, product configuration and launch details.
If developed as currently planned, the 9.76-acre Indirapuram project could add around 1.5 million sq ft of new development potential and up to ₹3,000 crore in GDV, giving Max Estates a significant new foothold in Ghaziabad's real estate market.
