M5 Mahendra Group to Invest ₹350 Crore in 522-Home Bengaluru Project

Bengaluru | September 24, 2026: M5 Mahendra Group is stepping up its Bengaluru housing expansion with a planned ₹350 crore investment in Mahendra Solterra, a residential project in Ananth Nagar, Electronic City Phase II.
Spread across 8.4 acres, the project will offer 522 three-bedroom homes across six towers and has an estimated gross development value of ₹925 crore. Apartment prices are planned between ₹1.35 crore and ₹2 crore, placing the development firmly in Bengaluru's mid-to-premium housing segment.
522 Three-Bedroom Homes Planned in Electronic City
Mahendra Solterra will comprise approximately 1.1 million sq ft of residential space.
The project is planned with:
- 522 three-bedroom apartments
- Six residential towers
- Around 8.4 acres of land
- Approximately 1.1 million sq ft of residential development
- Apartment sizes from 1,354 sq ft to 2,029 sq ft
The project is located in Ananth Nagar, Electronic City Phase II, one of Bengaluru's established employment and residential corridors.
Homes Priced From ₹1.35 Crore to ₹2 Crore
The planned apartment sizes and pricing give buyers multiple configurations within the three-bedroom segment.
Prices are expected to range from approximately ₹1.35 crore to ₹2 crore, depending on the apartment configuration.
At the upper end, the project targets buyers looking for larger three-bedroom homes, while the smaller configurations provide an entry point into the development at a lower ticket size.
Actual buyer costs will also depend on applicable taxes, registration, maintenance and other project-related charges.
₹350 Crore Investment Against ₹925 Crore GDV
M5 Mahendra Group plans to invest around ₹350 crore in developing the project, while its estimated GDV stands at approximately ₹925 crore.
The difference between development investment and GDV should not be treated as the company's profit, as GDV represents the estimated gross value of the project's residential sales and does not account for all development, financing, marketing, statutory and other costs.
For the Bengaluru market, the project nevertheless reflects continued developer investment in larger residential communities in established employment corridors.
Solterra Forms Part of a Larger 17-Acre Masterplan
Mahendra Solterra is part of the larger Mahendra Aarya development.
The overall masterplan spans approximately 17 acres and 31 guntas in Electronic City.
This gives the Solterra project a wider development context rather than positioning it as an isolated residential launch.
For buyers, the larger masterplan can make factors such as internal infrastructure, future development phases, access roads, amenities and surrounding construction activity relevant when assessing the project.
What the Electronic City Location Means for Buyers
Electronic City remains an important residential market because of its proximity to Bengaluru's technology and employment clusters.
For prospective buyers, the location can be relevant for both end-use and long-term housing demand, although individual investment outcomes will depend on factors such as purchase price, financing cost, rental demand and future supply.
Buyers evaluating Mahendra Solterra should check:
- Final RERA registration and project approvals
- Exact apartment carpet area
- All-inclusive acquisition cost
- Construction and possession schedule
- Maintenance and other recurring charges
- Connectivity to workplaces and major roads
- Details of the wider Mahendra Aarya masterplan
Developer Targets 10 Million Sq Ft Pipeline
The company said the Solterra launch moves it closer to its target of developing 10 million sq ft by the end of the current financial year.
The project therefore forms part of M5 Mahendra Group's broader expansion strategy rather than being a standalone Bengaluru development.
What Happens Next
Development of Mahendra Solterra will now move forward as the company works toward delivering the planned six-tower residential project.
The key milestones for prospective buyers will be the project's formal sales launch, regulatory approvals, construction progress and release of detailed apartment-wise pricing and payment terms.
With 522 homes, ₹925 crore estimated GDV and a ₹1.35–2 crore price range, the project adds another sizeable residential offering to the Electronic City Phase II housing market.
