Jammu's Biggest Expansion Yet! 351 Villages to Join New Master Plan, City Area to Reach 777 Sq Km

JAMMU | July 20, 2026: Jammu is on the verge of its largest urban expansion in decades. A proposed Master Plan 2032 seeks to extend the city's boundaries by incorporating 351 revenue villages, taking the total planned urban area from around 652 sq km to nearly 777 sq km, subject to Cabinet approval.

If cleared, the plan is expected to reshape future housing, infrastructure and commercial development across Jammu and adjoining parts of Samba district.

A Bigger City to Meet Future Growth

The proposed master plan adds nearly 125.5 square kilometres of new land to accommodate the city's projected population and infrastructure needs up to 2032.

The expansion is intended to support planned urban growth while reducing development pressure on the existing city.

351 Villages to Come Under Urban Planning

The proposal covers:

  • 262 revenue villages in Jammu district.
  • 89 revenue villages in Samba district.

Many of these areas have witnessed rapid urbanisation in recent years but continue to lack planned civic infrastructure.

What the Master Plan Proposes

According to the proposal, the expanded urban area will include:

  • Planned residential neighbourhoods.
  • New commercial zones.
  • Industrial land parcels.
  • Wider road networks.
  • Modern drainage and sewerage systems.
  • Public transport improvements.
  • Green spaces and urban infrastructure.

The plan also aims to improve long-term land use management as the city continues to grow.

Commercial and Industrial Growth

The proposed land-use allocation includes:

  • 44.52 sq km reserved for commercial development.
  • 14.38 sq km earmarked for industrial activities.

Officials believe these zones could support future business investment and employment opportunities once the plan is implemented.

Cabinet Approval Still Pending

Authorities have completed the review process, including public feedback and technical revisions. The proposal is now awaiting final Cabinet approval, after which implementation can begin.

Officials have stated that land-use verification and coordination between various departments were among the key reasons for the approval process taking longer than expected.

What It Could Mean for Property Owners

If the master plan receives final approval, areas brought within the expanded urban boundary could witness:

  • Planned civic infrastructure.
  • Better road connectivity.
  • Improved public services.
  • Greater scope for organised residential development.
  • Increased commercial activity.

However, the final impact on individual properties will depend on the approved land-use classification and future development policies.

Why This Matters

Large-scale master plans often influence how a city grows over the next decade. For Jammu, the proposed expansion could create new residential and commercial corridors while bringing hundreds of villages under planned urban development. Property owners and investors should closely follow the final Cabinet decision and the approved land-use maps before making investment decisions.
