DDA Offers 25% Discount on Narela Flats Who Can Apply and Is It the Right Time to Buy

NEW DELHI | July 23, 2026: Buying a home in Delhi has become increasingly difficult as property prices continue to climb. In an effort to make homeownership more accessible, the Delhi Development Authority (DDA) has launched the DDA Karmajeevi Awaas Yojana 2026, offering more than 1,200 ready-to-move flats in Narela at a 25% discount.

The scheme is targeted primarily at serving and retired government employees, while also extending benefits to eligible working professionals. Since the flats are already constructed, buyers will not have to wait for possession, making the scheme attractive for those looking to move in immediately or avoid under-construction project risks.

Three Flat Options Available After Discount

The scheme includes 1 BHK, 2 BHK and 3 BHK apartments, all being offered on a freehold basis, meaning buyers receive complete ownership rights over the property.

According to DDA, the discounted starting prices are:

  • 1 BHK: ₹33.40 lakh
  • 2 BHK: ₹75.55 lakh
  • 3 BHK: ₹1.065 crore

As the allotment will follow a first-come, first-served process, interested buyers may benefit from completing the registration process as early as possible.

Important Dates Buyers Should Remember

DDA has announced the following schedule for the scheme:

  • Registration Opens: July 24, 2026
  • Booking Begins: August 15, 2026
  • Booking Mode: First Come, First Served through the DDA Awaas Portal

Unlike lottery-based housing schemes, availability here will depend on how quickly eligible applicants complete the booking process.

Why Narela Is Getting Attention Again

For years, many buyers overlooked Narela because of connectivity concerns. However, the area has gradually become part of several infrastructure projects that could improve accessibility in the coming years.

According to DDA, the housing complex is located near several planned and existing developments, including:

  • Around 1.2 km from the upcoming Metro station
  • Approximately 1.9 km from the proposed RRTS station
  • Close to the Narela Sports Complex
  • Near the proposed Education Hub
  • Well connected to Urban Extension Road-1 and GT Karnal Road

While some of these projects are still under development, improved infrastructure could influence the area's long-term residential appeal.

Should Buyers Consider This Scheme?

A discounted price alone should not be the deciding factor when purchasing a home.

Prospective buyers should also evaluate factors such as their daily commute, nearby schools and hospitals, future infrastructure plans, maintenance costs and whether the location matches their long-term housing needs.

For those planning to live in the property, ready-to-move homes eliminate construction delays and provide immediate possession. Investors, meanwhile, should carefully assess rental demand and future appreciation potential before making a decision.

Why This Matters

Affordable housing opportunities in Delhi are becoming increasingly limited, particularly for buyers looking for ready-to-move homes. By offering a substantial discount and immediate possession, the DDA Karmajeevi Awaas Yojana 2026 is likely to attract strong interest. However, as with any property purchase, buyers should look beyond the price tag and evaluate whether the location, connectivity and future development plans align with their financial goals.
