PRAYAGRAJ | July 9, 2026: Homebuyers and property investors in Prayagraj are accelerating property registrations ahead of the proposed Circle Rate revision from August 1.

According to officials, registration offices across the district have witnessed a significant rise in property transactions over the past week as buyers attempt to complete purchases before the revised rates come into effect.

 

Premium Areas Likely to See Higher Circle Rates

The proposed revision is expected to affect several prime residential locations, including:

  • Civil Lines
  • Ashok Nagar
  • George Town
  • Tagore Town
  • Church Lane
  • Mumfordganj
  • Balrampur House

Apart from these areas, Circle Rates may also be revised in Naini, Jhunsi, Phaphamau and Jhalwa based on the ongoing standardisation exercise.

 

Registrations Rise Across the District

Officials said registration activity has increased across almost all tehsils.

In the past week:

  • Around 630 property registrations were completed in the two Sadar registration offices.
  • More than 2,250 property registrations were recorded across Prayagraj district.
  • Appointment slots for registrations have reportedly been booked until July 24.

The rush reflects buyers' efforts to avoid higher registration costs if Circle Rates increase next month.

 

 

How Much Can Circle Rates Increase?

As per the current proposal, Circle Rates in some locations may increase by 5% to 15%, although the final rates will be notified after the government's standardisation process is completed.

Officials also indicated that rates in some locations could remain unchanged or even decrease depending on the revised classification.

 

What Does This Mean for Homebuyers?

Circle Rate is the minimum value used by the government to calculate:

  • Stamp duty.
  • Registration charges.
  • Property valuation during registration.

If Circle Rates increase, buyers purchasing property after the revised rates come into force may have to pay higher registration-related charges even if the negotiated purchase price remains unchanged.
