Sumadhura’s ₹17,000 Crore Property Expansion Could Reshape Housing Supply in Bengaluru, Hyderabad and Chennai

Bengaluru, Karnataka | September 11, 2026: Homebuyers and property investors in Bengaluru, Hyderabad and Chennai could see a significant increase in housing and commercial options as Sumadhura Group plans to invest ₹17,000 crore by March 2030 and launch around 45 million sq ft of new development across the three cities.
The Bengaluru-based developer plans to use the investment for residential and commercial projects, warehousing and land acquisition. The company currently has around 11 million sq ft of housing and commercial projects under development.
35 Million Sq Ft to Go Into New Homes
Residential projects will form the largest part of the pipeline, with around 35 million sq ft planned across Bengaluru, Hyderabad and Chennai.
The company expects this residential development to have a gross development value of around ₹38,000 crore. It also plans to enter the luxury villa segment and expand its land bank in high-growth locations.
For homebuyers, the expansion could mean more choices across different housing segments as new projects enter these established property markets.
Bengaluru Gets a Bigger Office and Housing Push
Sumadhura plans around 4 million sq ft of office development, including projects in Bengaluru's Outer Ring Road corridor. Demand for office space is being supported by companies setting up Global Capability Centres, according to the developer.
For Bengaluru property investors, additional Grade-A office supply could also support surrounding residential and rental markets, particularly in established employment corridors.
Warehousing Becomes a Bigger Property Play
Another 6 million sq ft is planned for warehousing. Sumadhura expects its commercial and logistics assets to strengthen its rental income, which currently stands at around ₹250 crore annually.
The company aims to increase annual rental income to more than ₹1,100 crore, supported by office and warehousing developments. Demand from third-party logistics, e-commerce and light manufacturing companies is expected to support the warehousing segment.
What the Expansion Means for Property Markets
The scale of the pipeline could add substantial new housing, office and logistics supply across three major southern markets. For buyers, the biggest impact will be the increase in residential choices, while investors may find more opportunities in rental-generating commercial and warehousing assets.
Sumadhura said it already owns around 85% of the land required for the planned 45 million sq ft pipeline. The company expects to fund the expansion largely through internal accruals and customer advances, with around ₹2,000 crore of debt also planned.
For the three cities, the expansion signals continued developer confidence in long-term housing demand and employment-led real estate growth.
