Jammu, Jammu and Kashmir | September 12, 2026: Buying a home or investing in a real estate project in Jammu and Kashmir could become safer as the Jammu and Kashmir Real Estate Regulatory Authority (JKRERA) has introduced two digital tools that allow buyers to check project information and report potentially unregistered developments.

The new GIS Project Tracker and Report Unregistered Project facilities are designed to make it easier for buyers to verify a project's status before committing their money.


Buyers Can Check Projects on a Digital Map

The GIS-based Project Tracker allows citizens to locate real estate projects through an interactive digital map. The system displays registered projects as well as projects whose registration applications are currently under process.

For a prospective homebuyer, this adds another layer of verification before booking a flat, plot or other property. Instead of relying only on information provided by a developer or broker, buyers can check the project's status through the regulator's digital platform.


Unregistered Projects Can Now Be Reported Directly

JKRERA has also introduced a Report Unregistered Project facility. Citizens can use it to flag real estate projects operating without the required registration.

The complaint can include project-related information and photographs from the site. The authority can then examine the information and take regulatory action where required.

This could be particularly useful in cases where a project is being marketed to buyers but its regulatory status is unclear.

 


A New Check for Homebuyers Before Paying Booking Money

For buyers, the biggest value of the new system is the ability to conduct a basic regulatory check before investing their savings.

A project appearing on a digital map does not by itself replace complete property due diligence. Buyers should still verify the project's registration details, approvals, title documents, development permissions, payment terms and other relevant records before signing an agreement.

However, the JKRERA tools can help identify a major red flag at an early stage — whether the project is registered with the real estate regulator or whether its registration is still under process.


Developers and Brokers Could Face Greater Scrutiny

The new reporting facility could also increase regulatory pressure on developers marketing projects without proper registration. More public participation in identifying unregistered projects may help JKRERA build a clearer picture of developments operating across Jammu and Kashmir.

For genuine developers, stronger verification can also improve buyer confidence by making project information easier to access.
