Chennai, Tamil Nadu | September 12, 2026: Arumbakkam is set for a potential commercial property boost as Chennai Metro Rail Limited (CMRL) plans a seven-storey commercial complex next to the Arumbakkam Metro station. The project could add new retail and office space to the locality while increasing the area's commercial appeal around a major transit corridor.


34,206 Sq Ft Commercial Development Planned

CMRL's tender proposes the project on a 17,872 sq ft plot behind Arumbakkam station. The building will have a basement and stilt level with a four-tier mechanical parking system, followed by seven floors of commercial space.

The development is planned with a total built-up area of 34,206 sq ft, creating additional space for businesses and retail activity in an established mixed residential neighbourhood.


Metro Connectivity Could Strengthen Commercial Demand

The project is part of CMRL's broader strategy to monetise its land assets and generate revenue beyond passenger fares. For nearby property owners and investors, such developments can increase the importance of locations that combine metro connectivity with organised commercial activity.

Arumbakkam's proximity to Jawaharlal Nehru Road and the Cooum also gives the site strong visibility and accessibility, although the final impact will depend on how the commercial space is occupied and managed.

 


Parking Could Decide the Project's Property Impact

Experts have flagged traffic and parking as major concerns. The project is expected to attract not only metro users but also office workers, shoppers and private vehicles.

The planned mechanical parking system will therefore be important. Smooth vehicle entry and exit will be necessary to prevent additional congestion on surrounding roads. Poor traffic management could reduce the commercial appeal of the development despite its metro access.


CMRL Expanding Its Commercial Property Footprint

Arumbakkam is not an isolated project. CMRL has already built or planned standalone commercial developments in locations including Alandur, Saidapet and Ekkattuthangal.

Under Phase 2, the metro authority plans nearly 12 lakh sq ft of property development across Corridors 3, 4 and 5, with projects underway or planned at several locations across Chennai.

For commercial property investors and businesses, the expansion could create new opportunities around Chennai's growing metro network.
