Mumbai Homebuyers Are Still Spending as Affordable Luxury Stays Strong Despite Rising Costs

Mumbai, August 25, 2026: Mumbai's real estate market is continuing to show resilience despite geopolitical uncertainty and rising construction costs, with affordable-luxury housing continuing to see strong demand, according to Raymond Realty Chairman Gautam Singhania.

Speaking to Hindustan Times, Singhania said the super-luxury segment is facing greater challenges, while the segment where Raymond Realty primarily operates remains comparatively stronger.

Why Mumbai's Affordable-Luxury Market Is Holding Up

According to Singhania, uncertainty caused by the ongoing US-Iran war has created pressure on the real estate sector, particularly through construction costs and broader economic uncertainty.

However, he said it remains difficult to predict how long the conflict will continue, making its long-term impact difficult to assess.

Despite these pressures, demand for affordable-luxury homes in Mumbai remains relatively strong.

Super-Luxury Homes Face More Pressure

The impact of uncertainty is more visible in Mumbai's super-luxury housing segment.

High-value property purchases are generally more sensitive to changes in economic confidence, financing conditions and investor sentiment. As uncertainty rises, buyers in this segment may delay major property decisions.

Affordable-luxury housing, on the other hand, caters to a wider pool of genuine end-users looking for better-quality homes without moving into the ultra-premium price bracket.

Construction Costs Remain a Concern

One of the biggest challenges for developers is the pressure on construction costs.

Higher input costs can affect project economics and potentially influence future property prices. Developers therefore have to balance construction expenses with what homebuyers are willing and able to pay.

For buyers, this makes the price of a new home only one part of the equation. The project's construction quality, location, amenities and long-term value also become important considerations.

What Mumbai Homebuyers Should Watch

The current market presents an interesting situation for buyers.

Demand remains strong in the affordable-luxury segment, but external factors such as geopolitical uncertainty and construction costs could influence pricing and new project launches.

Homebuyers should therefore compare projects carefully rather than assuming that every property in Mumbai will perform similarly.

Key factors to check include:

  • Location and connectivity
  • Developer's track record
  • Construction quality
  • Project completion timeline
  • Maintenance costs
  • Nearby infrastructure development
  • Future resale potential

Grihik Property Takeaway

Mumbai's market is showing that luxury does not always mean ultra-expensive. The stronger demand for affordable-luxury homes suggests that buyers are increasingly looking for a balance between lifestyle, location and affordability.

For homebuyers, the takeaway is simple: instead of stretching your budget for a super-luxury property, it may be more important to find a well-connected home that offers quality amenities and fits comfortably within your finances.
