Hyderabad Property Owners Beware Over 800 Illegal Buildings Face Action
Hyderabad, Telangana, August 25, 2026: Property owners across the Cyberabad Municipal Corporation (CMC) limits are facing increased scrutiny after the civic body identified more than 800 unauthorised constructions across its three zones over the past year.
The crackdown is particularly significant for homeowners and property buyers because several violations involve additional floors, construction without proper permissions and misuse of existing property records.
Kukatpally Has the Highest Number of Violations
Kukatpally recorded the highest number of unauthorised constructions, with 365 cases identified by the CMC.

CMC follows a step-by-step enforcement process:
- Identification of an unauthorised construction
- Issuance of a show-cause notice
- Passing of a speaking order
- Demolition or seizure if the violation remains unregularised
In Serilingampally, officials issued 134 show-cause notices and 107 speaking orders. The zone also recorded 28 demolitions and 55 seizures.
In Quthbullapur, notices were issued in all 224 identified cases, while 48 structures were demolished or sealed.
Extra Floors Are a Major Problem
Civic officials said some property owners initially obtain approval for smaller structures, such as G+1 buildings, and later add additional floors without the required permissions.
In some cases, owners reportedly approach courts seeking stays against demolition, allowing disputed structures to remain for longer periods.
Old House Numbers Being Used to Bypass Rules
Officials have also flagged another loophole.
According to civic sources, some owners use house numbers belonging to older structures to obtain electricity and water connections for newly constructed unauthorised buildings or additional floors.
This can allow properties without valid building permissions to remain occupied despite violations.
CMC Asks Residents to Report Illegal Construction
The civic body has encouraged residents to report unauthorised construction through the My CURE app or their nearest circle office.
Officials said complaints will be examined and action will be initiated within the stipulated process.
