Maharashtra Launches MahaBhumi Stack to Help Property Buyers Verify Land Records Online
Mumbai, September 2, 2026: Buying land or property in Maharashtra could become easier and more transparent as the state government has launched MahaBhumi Stack, an all-in-one digital platform that brings land records and related revenue services under a single online gateway.
Launched by Chief Minister Devendra Fadnavis, the platform is designed to reduce dependence on multiple government portals and offices while helping citizens independently verify property and land records before entering into transactions.
One Platform Brings Key Land Records Together
MahaBhumi Stack consolidates 10 major categories of land-related services and provides access to a large digital repository of property records.
The database includes more than 35 million 7/12 and 8A extracts, over 15 million land maps and property cards, and nearly 400 million scanned mutation records, older registration documents and revenue court case updates.
For property buyers, having these records accessible through one platform can make the preliminary verification process more convenient before purchasing land.
Buyers Can Check Property Details Online
The platform allows users to search for a specific land parcel using its survey or group number in rural areas and CTS or city survey number in urban areas.
Users can access details including the current occupants of a property, rights recorded in the 7/12 extract, mutation history, registered transaction references, survey and measurement information and village maps.
This can help prospective buyers understand the recorded ownership and transaction history of a property before proceeding with a purchase.
New System Targets Land Fraud and Middlemen
The Maharashtra government expects the platform to reduce land-related fraud and dependence on intermediaries.
Revenue Minister Chandrashekhar Bawankule said prospective buyers would be able to check information such as existing rights, encumbrances and ongoing legal proceedings through their mobile phones.
For buyers investing significant amounts in land, access to this information can provide an additional layer of due diligence and help identify potential issues before a transaction moves forward.
Property Transactions Could Become More Transparent
MahaBhumi Stack is also intended to simplify the process of buying and selling land by reducing the need to move between separate systems such as Mahabhulekh, Mahabhunakasha and other revenue portals.
