Ghaziabad, Uttar Pradesh | September 12, 2026: Ghaziabad's long-delayed Indirapuram Extension Scheme has moved closer to the ground after the Ghaziabad Development Authority (GDA) invited public objections to the proposed acquisition of 153 acres in Mohiddinpur Kanavani village.

The project, first planned in 2004, has remained stuck for more than two decades because of litigation over land compensation. GDA has already spent around ₹5 crore on external development and expects the scheme to generate about ₹1,000 crore in additional revenue.


47 Residential and Three Commercial Parcels Planned

Under the proposed layout, the land will be divided into 47 residential and three commercial parcels, which GDA plans to auction.

For property developers and investors, the release of these parcels could create a new supply of developable land in the wider Indirapuram-Ghaziabad market once the acquisition and objection process is completed.


Two-Decade Land Dispute Delayed the Project

GDA had originally notified 229 acres for acquisition in 2004, but farmers challenged the compensation offered by the authority. Litigation continued through different courts, eventually forcing GDA to shelve the project in 2019.

An Allahabad High Court order in October 2025 directed GDA to notify the acquisition of the 153-acre parcel and invite objections. The authority has also been directed to pay 35 farmers twice the 2014 circle rate for the affected land.

 


New Building Rules Could Change the Project's Potential

The project is returning at a time when revised UP Building Bylaws 2025 allow greater scope for vertical development.

GDA officials expect higher permissible FAR to make taller group-housing projects more financially viable. The revised framework also permits limited commercial use within the available FAR and additional space for essential facilities such as community centres and lift-related infrastructure.


What It Means for Ghaziabad Property Buyers

If the acquisition and development process moves ahead without further major hurdles, the project could add significant residential and commercial inventory to the Indirapuram area.

For buyers and investors, however, the immediate development is only the public-objection stage. The project's final land acquisition, approvals, auction and subsequent construction will determine when the new supply actually reaches the market.
