Before booking a newly launched property, look beyond the launch offers and sales numbers.


Check the Location Before the Project

A good project cannot completely compensate for a weak location.

Check its connectivity to major roads, public transport, workplaces, schools, hospitals and daily-use facilities. Also look at what is actually available today rather than relying only on proposed infrastructure.


Compare the Launch Price With Nearby Projects

The launch price should be compared with similar properties in the same micro-market.

Check:

  • Price per sq ft
  • Apartment sizes
  • Amenities
  • Possession timeline
  • Construction stage
  • Nearby completed projects

A lower launch price may be attractive, but a premium needs to be justified by location, specifications or future development.

 


Check Why Buyers Are Choosing the Project

Strong bookings can indicate demand, but buyers should understand what is driving that demand.

Is it location? Affordability? Limited supply? A well-known developer? Or simply an aggressive launch campaign?
