Lucknow, August 12, 2026: For people struggling to find a home in Lucknow's rapidly expanding areas, a major new housing opportunity could be taking shape in Mohanlalganj.

The Uttar Pradesh Housing and Development Council has started the groundwork to assemble around 4,500 acres of land through land pooling for two large residential schemes. Once developed, the projects are planned to accommodate nearly 2 lakh homes and more than 8 lakh residents.

But the bigger story for future homebuyers is not just the number of houses. The projects are being planned with wide roads, major infrastructure and large-scale urban facilities, potentially creating a new residential belt around southern Lucknow.


4,500 Acres Could Transform Mohanlalganj

The two proposed schemes are the Mohanlalganj Land Development and Housing Scheme 1 and Scheme 3.

The Housing and Development Council plans to acquire the required land through land pooling with the consent of farmers rather than relying solely on conventional acquisition.

Discussions with farmers have already been held, while the process of determining land pooling rates is underway.

This could be an important development for the region because the scale of the proposed development is significantly larger than a typical housing project.


8 Lakh People Could Get a New Residential Address

Together, the two schemes are planned to accommodate around 2 lakh houses, with capacity for more than 8 lakh people.

That means the development could eventually create an entirely new urban population centre in the Mohanlalganj belt.

The Location Could Make These Projects More Attractive

The proposed development is near Gosainganj and around 1.5 km from the Purvanchal Expressway and Sultanpur Road.

Four-Lane Roads and Six-Lane Main Routes Planned

Flyovers and underpasses could also be developed wherever required.

The estimated expenditure on infrastructure and other facilities across the two schemes is around ₹25,000 crore, highlighting the scale of the planned urban development.

  • Pahad Nagar Tikaria
  • Kabirpur
  • Magahua
  • Beli

For Scheme 3, the proposed villages include Dehramau, Pahasa, Beli, Shithaul Kalan, Shivlar and Habuwapur.

The exact land requirements and values will depend on the ongoing planning and land pooling process.
