YEIDA Approves 200-Acre Logistics Park and Plans 8,000-Hectare Industrial Hub Near Noida Airport

Greater Noida | September 30, 2026: The area around Noida International Airport is set for a major industrial and logistics expansion, with the Yamuna Expressway Industrial Development Authority (YEIDA) approving a 200-acre multimodal logistics park at Tappal-Bajna and advancing plans for an 8,000-hectare industrial node south of the airport.

The projects could create new demand for industrial land, warehouses and supporting infrastructure across the Yamuna Expressway region. The authority has also approved a dedicated fund for maintaining civic infrastructure as industrial and residential development expands.

YEIDA Approves 200-Acre Multimodal Logistics Park

At its 93rd board meeting, YEIDA approved the development of a 200-acre multimodal logistics park at Tappal-Bajna. Land for the project will be offered to eligible investors through an e-auction.

The proposed park is intended to strengthen logistics and supply-chain infrastructure in the region, with the aim of attracting investment and generating employment.

Its location within the wider Yamuna Expressway development area could support businesses involved in transportation, warehousing and distribution. However, the project's development and operational timelines will depend on subsequent implementation.

8,000-Hectare Industrial Hub Planned Near Noida Airport

YEIDA is also planning an industrial node spread across approximately 8,000 hectares south of Noida International Airport.

The authority is in the process of appointing a consultant to prepare the master plan. The proposed industrial node is expected to provide land and infrastructure for planned industrial development.

The scale of the proposed area could accommodate a range of industrial activities and supporting businesses. However, the project remains at the planning stage, and its development will depend on the master plan and subsequent implementation decisions.

How the Projects Could Influence Property Demand

The logistics park and proposed industrial node could increase demand for industrial plots, warehouses and commercial facilities as businesses establish operations in the region.

Residential demand may also receive support over time if industrial development generates sustained employment and attracts workers and businesses. Areas with access to employment centres and essential services could become relevant to future housing demand.

However, these are potential effects rather than guaranteed outcomes. The pace of investment, infrastructure delivery and actual business activity will determine how much demand emerges in nearby property markets.

YEIDA Creates a Dedicated Fund for Civic Infrastructure

The board also approved the YEIDA Corpus Fund Investment Regulation 2026-27 to support the long-term maintenance of civic infrastructure.

Under the mechanism, one-time lease rent and other eligible non-recurring receipts will be placed in a dedicated corpus and invested according to prescribed rules. Interest earned from the fund will be used for the upkeep and repair of roads, water supply, sewerage, drainage, streetlights, parks and green belts.

The fund is intended to provide a dedicated source for maintaining civic amenities as residential and industrial development expands across the authority's area.

Industrial Projects Show Progress Across YEIDA Region

The board reviewed the progress of industrial plots measuring more than 4,000 square metres. Of 295 such plots, lease deeds have been executed for 181, possession has been handed over for 152, and construction has started on 69. Production has commenced at 13 units.

In Sector 28's Medical Device Park, 123 of 203 plots have been allotted, possession has been given for 75, and construction has begun on 28 plots. Shared facilities, including a 3D prototype laboratory, electronics assembly facility, biomaterial facility, common IT facility and tooling room, are also under development.

In Sector 29, YEIDA has allotted 159 plots in the Apparel Park, 503 in the MSME Park and 188 in the Handicraft Park.

These figures indicate ongoing industrial activity across the region, alongside the newly approved logistics and industrial projects.

YEIDA Receipts Rise as Development Spending Increases

YEIDA reported receipts of ₹4,222 crore up to September in the 2026-27 financial year, representing a 182% increase from ₹1,495 crore during the corresponding period last year.

The authority's expenditure also increased to ₹5,501 crore, mainly due to land acquisition and loan repayments.

The financial figures provide context for the scale of development activity in the region, although the increase in receipts and spending does not by itself establish the future performance of individual projects.

What the Developments Mean for Property Buyers and Investors

The logistics park and proposed industrial node add to the development plans around Noida International Airport. For property buyers and investors, the projects are relevant because industrial activity can influence demand for housing, commercial space and supporting services.

However, buyers should distinguish between approved projects and proposals that are still being planned. The logistics park has received board approval, while the 8,000-hectare industrial node still requires a master plan.

Before purchasing land or property based on anticipated growth, buyers should verify land-use permissions, development approvals, infrastructure access and the current status of nearby projects.

The next major step for the industrial node will be preparation of its master plan. The logistics park's implementation will depend on the investor selection and development process. Their progress will help determine how quickly the planned expansion translates into actual industrial and property-market activity.
