Varanasi, July 6, 2026: Varanasi's real estate landscape could be set for a major transformation as the Varanasi Development Authority (VDA) speeds up work on Anand Kashi Yojana, its first integrated township project in more than three decades.

The authority plans to open plot registrations by the end of August, while construction of key infrastructure is being fast-tracked to prepare the project for launch.

The development is being seen as one of Varanasi's biggest planned urban expansion projects in recent years.

 

A township after 32 years

Anand Kashi Yojana is VDA's first township project since Lalpur Yojana, which was developed over 32 years ago.

Spread across 250 acres at Kallipur, the township is being designed as a gated residential community inspired by Kashi's cultural heritage while incorporating modern urban infrastructure.

According to VDA, RERA registration is currently underway, with plot registrations expected to begin by August-end, subject to the completion of the required approvals.

 

What will the township offer?

In its first phase, the authority will develop around 150 acres, creating more than 2,000 residential plots ranging from 128 sq. m to 300 sq. m.

The project will include:

  • Wide internal road network
  • Water supply system
  • Sewerage and drainage infrastructure
  • Electricity network
  • Landscaped green spaces
  • Boundary wall with controlled entry and exit
  • Commercial plots along the main road
  • Land reserved for hospitals, schools, hotels and group housing

Officials said around 15% of the township area has been earmarked for green spaces.

 

 

Infrastructure work gathers pace

Road construction, boundary walls and entry gates are already under development.

The next phase will focus on laying sewer lines, drainage systems and other civic infrastructure so that the township is ready for phased development.

The authority has also completed the acquisition of most of the required land through land pooling and direct purchase.

 

More townships are on the way

Apart from Anand Kashi Yojana, VDA is also developing:

  • Rudra Vihar Township (165 acres)
  • Sports City at Ganjari (160 acres), planned around the upcoming international cricket stadium

The Uttar Pradesh government has provided ₹400 crore as seed funding for these township projects, while VDA says it is investing over ₹200 crore in infrastructure for each development.
