Goa | September 11, 2026: Hiranandani Communities is making its entry into Goa’s residential property market through two project management partnerships worth a combined ₹450 crore. The move will bring premium apartments and villas across about five acres, adding nearly 2.5 lakh sq ft of new development to Goa’s housing market.


Two Goa Projects Under the New Partnership Model

The company’s Eleva by Hiranandani business will provide project management consultancy services for two residential developments.

It has partnered with Azul Amor LLP for Aria Residency and Shree Yagna Builders and Developers for Cloud Infinity Premium Villas. Both projects are positioned in the premium residential segment.

The entry gives Hiranandani Communities exposure to a market where premium residential demand has attracted developers and investors looking for opportunities beyond traditional metropolitan markets.

For property buyers, the arrival of an established real estate brand could add more options in Goa’s premium housing segment, particularly for those considering second homes or lifestyle properties.

 


Hiranandani Expands Without Direct Land Acquisition

Rather than entering Goa by acquiring and developing land independently, Eleva is using project management partnerships with regional developers.

The model allows the company to bring its project execution and development expertise into new markets while working with local partners that already have projects and land assets.


What the Expansion Means for Goa Real Estate

The two developments will add around 0.25 million sq ft of residential space to the market. Hiranandani Communities said the partnerships are part of its broader strategy to expand into high-potential property markets across India.

For Goa’s residential market, the projects could add fresh premium housing supply, while the partnership-led approach may encourage other established developers to explore similar expansion models in emerging property destinations.
