Chintels Paradiso Gets Four-Year Rebuild Deadline as Supreme Court Clears Gurugram Redevelopment

Gurugram, Haryana | September 12, 2026: The Supreme Court has cleared a time-bound redevelopment of Chintels Paradiso in Sector 109, Gurugram, ordering the unsafe housing complex to be completely demolished and rebuilt within four years.
Redevelopment is scheduled to begin by March 31, 2027, while residents still living in unsafe towers must vacate their flats and complete the required agreements by January 1, 2027.
Six New Towers to Replace the Existing Complex
The original Chintels Paradiso project had 532 flats across nine towers on 12 acres. Five towers in Phase I have already been demolished, while Towers A, B, C and J will also be razed.
The rebuilt project will comprise six towers with around 800 flats, subject to statutory approvals, with Sobha undertaking the redevelopment alongside Chintels India.
Homeowners to Pay ₹1,000 Per Sq Ft
Under the settlement approved by the Supreme Court, homeowners choosing redevelopment will contribute ₹1,000 per sq ft toward their new homes, with no additional or hidden financial burden.
The replacement flats will have the same carpet area as the existing units, subject to a maximum 3% variation, and must match the specifications, fittings, finishes and amenities offered by Sobha to new buyers.
Rent and Relocation Support for Residents
Chintels India has been directed to provide fixed monthly rent to eligible homeowners from January 31, 2027, until physical possession of their rebuilt homes.
The company must initially deposit ₹5 crore into an escrow account, with the amount reviewed every six months. Residents of Towers A, B, C and J will also receive ₹40,000 each as a one-time relocation payment.
Supreme Court Sets a 48-Month Completion Clock
The redevelopment clock will run from January 1, 2027, and physical possession of the rebuilt apartments must be completed within 48 months.
The state government has been asked to facilitate statutory approvals, preferably completing paperwork within three weeks of submission. The court has also directed that disputes concerning the approved redevelopment framework be brought before it rather than used to halt implementation elsewhere.
What This Means for Chintels Homeowners
The order provides residents with a defined route from an unsafe property to a rebuilt home, while also establishing financial and construction timelines.
Of the project's 532 homeowners, 196 had opted for buyback, 164 had signed redevelopment agreements and 172 had yet to finalise their option. For affected residents, the January 2027 deadline and four-year construction period will now be the key milestones in determining when they can return to a rebuilt Chintels Paradiso.
