Mumbai’s redevelopment market is set to get fresh capital as Pranav Constructions prepares to launch its ₹351 crore initial public offering (IPO) on September 7. The Mumbai-focused developer plans to use the funds largely to strengthen its redevelopment pipeline, secure approvals and acquire additional development rights.
The IPO comes at a time when redevelopment is becoming increasingly important in Mumbai, where limited availability of new land and ageing residential societies are driving demand for redevelopment-led housing.
Pranav Constructions IPO Opens on September 7
The company has fixed the IPO price band at ₹118 to ₹124 per share. The public issue will open on September 7 and close on September 9, 2026.
The issue comprises a fresh issue of up to ₹315.6 crore and an Offer for Sale of around 28.57 lakh equity shares worth ₹35.43 crore by investor shareholder BioUrja India Infra.
The shares are proposed to be listed on both the BSE and NSE. Investors can bid for a minimum of 120 shares, with the minimum investment at the upper price band working out to ₹14,880.
IPO Funds Will Support Mumbai Redevelopment
A major portion of the fresh issue proceeds will be used to support the company's ongoing and upcoming redevelopment projects.
Pranav Constructions plans to use the money for government and statutory approvals, purchasing additional Floor Space Index (FSI), alternate accommodation compensation and hardship compensation for certain redevelopment projects.
The company also intends to use part of the funds for debt repayment, acquiring future redevelopment projects and general corporate requirements.
Company Has 65 Redevelopment Projects in Mumbai
Pranav Constructions is primarily focused on redevelopment projects within the Municipal Corporation of Greater Mumbai (MCGM) region, particularly Mumbai's Western suburbs.
As of March 2026, its portfolio consisted of 65 redevelopment projects. This included 28 completed projects with a total developable area of around 1.42 million sq ft, 20 under-construction projects covering 1.63 million sq ft and 17 upcoming projects covering approximately 1.96 million sq ft.
The company follows a pure-play redevelopment model and works across economical, mid and mass-market and aspirational housing segments.

Net profit increased to approximately ₹71.3 crore from ₹62.3 crore during the same period. The company’s return on capital employed stood at 24.34% in FY26.
