Mumbai, Maharashtra | September 1, 2026: Blackstone-backed sponsor entities are planning to sell up to 25.03% of their holding in Knowledge Realty Trust through an Offer for Sale (OFS) that could be worth nearly ₹12,000 crore.

The proposed transaction is primarily aimed at increasing public unitholding in the listed real estate investment trust (REIT) to meet SEBI's regulatory requirements. It is not a fresh fund-raising exercise for Knowledge Realty Trust.

The proposed sale has been divided into a base offer and an additional option depending on investor demand.

Why Is Blackstone Selling Its Stake?

Knowledge Realty Trust Has ₹67,400 Crore Asset Base

Knowledge Realty Trust is one of India's major office-focused REITs and is jointly sponsored by Blackstone and Sattva Group.

Its portfolio includes 29 Grade A office assets across six cities, comprising completed properties as well as assets under development and future development potential.

The trust's gross asset value is estimated at around ₹67,400 crore, highlighting the scale of its commercial real estate portfolio.


What the Stake Sale Means for Investors

Unlike a fresh issue, the OFS will involve existing sponsors selling part of their holdings.

As a result, the transaction will not directly bring new capital into Knowledge Realty Trust. Instead, it will increase the proportion of units available with public investors.
