Belagavi, September 2, 2026: Owners of industrial and commercial properties in Belagavi could see changes in their property tax liability as the Belagavi City Corporation (BCC) has launched a large-scale remeasurement drive to identify under-assessed properties and recover unpaid taxes.

The civic body suspects that some businesses are paying property tax based on a lower built-up area than what they actually occupy. The exercise is aimed at improving tax collection and plugging revenue leakage across the city.


8,500 Commercial and Industrial Properties Under Review

The remeasurement drive covers more than 8,500 industrial and commercial properties under the BCC's jurisdiction.

Officials are focusing particularly on major industrial and commercial areas including Udyambag, Auto Nagar and Ward 18 along Khanapur Road, where a large number of business establishments are located.

Special teams have been formed across all three revenue zones to conduct physical inspections, with the southern revenue zone leading the exercise.


Civic Teams Checking Actual Built-Up Areas

Officials are comparing the built-up area recorded in property records with the actual area being used by businesses.

The inspection is also looking for commercial properties registered as residential buildings, previously unassessed structures and discrepancies in property records.

Teams are additionally checking whether the actual use of a building matches the details declared for property tax assessment.

 


Property Tax Bills Could Be Revised

Where discrepancies are established, BCC will revise the property's assessment and determine the correct tax liability.

Property owners found to have underreported their built-up area or property usage could therefore face additional tax demands and recovery of outstanding dues under applicable rules.

For commercial property owners, the exercise highlights the importance of ensuring that property records, building usage and tax declarations accurately reflect the actual property.


BCC Targets ₹85–90 Crore in Property Tax Collection

The civic body has set a property tax collection target of ₹85–90 crore for the year. The remeasurement exercise is expected to support this target by bringing properties that are under-assessed or missing from the tax assessment system into the revenue net.

BCC Commissioner M Karthik said the drive is focused on determining the correct tax liability and preventing tax evasion.
