Srinagar Property Market Gets a Big Boost as 5.6 Acre Land Parcel Draws ₹422 Crore Bid

Srinagar, September 2, 2026: Srinagar's real estate market is set for a fresh development push after a 5.625-acre land parcel near Sangarmaal City Centre attracted a ₹421.75 crore bid in a government auction. The transaction has put one of the city's strategically located commercial properties back in focus after years of limited activity.
Parmesh Construction Company Ltd, a consortium comprising Pahalgam Green Hotels, a Jammu and Kashmir-based firm and Bhutani Infra Ltd, emerged as the successful bidder for the property.
Prime Srinagar Land Attracts Strong Investor Interest
The 45-kanal parcel is located around Sangarmaal City Centre, close to Kashmir Golf Course, Polo View and Lal Chowk. The site also has access to Chunt Khul, while Dal Lake is around a kilometre away.
The government's initial expectation for the property was around ₹200 crore, but competitive bidding pushed the final offer to ₹421.75 crore. The sharp jump reflects the potential investors see in centrally located land with commercial development prospects.
For Srinagar's property market, the auction is significant because it demonstrates that well-positioned land can attract substantial institutional and private investment despite the broader challenges facing underutilised commercial properties.
Sangarmaal Site Could Get a New Commercial Life
Sangarmaal City Centre was conceived as a modern commercial destination but struggled to attract sustained activity after its development. Several shops remained closed and large portions of the property were left underused.
The newly auctioned front and rear portions are being offered for development on a full-lease basis, with a multiplex and other commercial facilities proposed.
Fresh development could help turn the surrounding area into a more active commercial zone and increase footfall for existing businesses and property owners in the locality.
Batamaloo Property Also Draws ₹305 Crore
Investor interest was not limited to Sangarmaal. At Batamaloo, around 70 kanals or 8.75 acres of bus-stand land attracted a highest bid of ₹305 crore.
Construction Engineers, another Jammu and Kashmir consortium, emerged as the highest bidder. The Batamaloo property is also being offered on a full-lease basis, with plans for a mixed development comprising shopping, office spaces and housing.
The two auctions together highlight the potential for redevelopment of large, underused land parcels in important parts of Srinagar.
What the Deals Mean for Srinagar Real Estate
The high-value bids could signal stronger investor confidence in Srinagar's commercial property market. Redevelopment of underused government properties can add new commercial inventory, generate business activity and improve utilisation of strategically located land.
For property investors, the transactions also underline the importance of location, development potential and access to established commercial areas when assessing long-term real estate opportunities.
