India Real Estate Investment Hits Record $9.5 Billion in Q3

Equity capital inflows into India's real estate, data centre and hospitality sectors reached a record $9.5 billion in July-September 2026, more than double the $4.4 billion of the same quarter last year, according to CBRE's India Market Monitor Investments Q3 2026.
Where the money came from and went
-
Data centres: about 57% of inflows, or roughly $5.4 billion (our calculation)
-
Foreign investors: about 59% of the total, or roughly $5.6 billion (our calculation)
CBRE says the scale of data centre investment reflects how fast cloud providers and specialised operators are expanding in India to meet rising digital demand. The figures cover equity investments only and exclude debt.
What it means
Capital is flowing into assets linked to digital infrastructure at a pace that dwarfs traditional property types. That fits with other signals, such as global capability centres taking about 45% of office leasing in H1 2026, and REIT payouts doubling to Rs 3,136 crore in Q1 FY27.
