Dhuleva Group to Build ₹1,000 Crore Luxury Housing Project in South Mumbai

Mumbai, August 28, 2026: Dhuleva Group has secured development rights for a two-acre land parcel near Marine Lines in South Mumbai and plans to develop a luxury residential project with an estimated gross development value of around ₹1,000 crore.
The project will have approximately 1 million sq ft of development potential, including rehabilitation housing for more than 270 existing residents.
Construction Likely to Start in 2027
According to the developer, construction is expected to begin in the first quarter of 2027 after securing the required government approvals. The project is expected to be completed within around four years of commencement.
The company has already secured the consent of existing residents and is currently pursuing further approvals for the redevelopment.
Cluster Redevelopment Model to Drive Project
The redevelopment will be undertaken under Regulation 33(9) of Mumbai's DCPR 2034, which allows multiple old or unsafe buildings to be consolidated into larger redevelopment projects with higher FSI.
The rehabilitation component will provide new homes to existing residents, while the remaining development potential will form the free-sale portion of the project.
